Client: Property Management Organization - (Commercial Class A Properties)
Position: Property Manager
Salary: $90,000 - $100,000/annually + Benefits

Location: Union Square (2 days) & Midtown East (3 Days)
*5 days a week in office across two locations*

Hours: 9:00am - 5:00pm

We are seeking a Property Manager to become a part of our team! The Property Manager oversees a Commercial Class-A Property in the Midtown/Union Square properties. You will help plan and facilitate all project coordination, and manage the day to day operations at the property.

Responsibilities:
* Handling day to day office operations tasks including: Purchasing, Invoice Processing, Offering support to staff, fulfilling tenant requests, upholding, implementing, and communicating processes and procedures.
* Escalation point for tenant complaints, or requests.
* Managing a team of employees including maintenance staff
* Negotiate terms and renewals of Service Contacts, Construction Agreements, and daily projects.
* Main Point of Contact for new Tenant office suite build outs. Working closely with architects to create construction drawings, and tenants to select layouts and finishes.
* Composing and sending Request for Proposal (RFP's) for various construction, maintenance, repair projects in competitive bid situations.
* Attending and scheduling multiple job walks with contractors and subcontractors prior to project commencement.
* Oversee day to day operations including cleaning, landscaping, snow removal, general maintenance, and construction.
* Creating scope of work for building improvements, and working with contractors to negotiate competitive pricing and terms.
* Overseeing and being the main point of contact for tenants moving in and out ensuring spaces are left in acceptable condition to owners.
* Working closely with service contract vendors on repairs, maintenance, reports, and ensuring contract terms are enforced and honored.
* Collaborate with ownership to improve property aesthetics, or capital improvement projects as assigned.

Qualifications:
* Previous experience in commercial property management or other related fields
* Familiarity with real estate contracts and leases
* Ability to build rapport with tenants
* Ability to multitask and prioritize
* Excellent written and verbal communication skills
* Strong self starter, with the ability to work autonomously

The individual may also be eligible for discretionary bonuses.
