Building Engineering Lead

Job Description Summary

Responsible to assist the Engineer Managers with the planning, implementation, coordination, and supervision of mechanical operations, maintenance, communications, energy management, and manpower development programs for portfolio. The Site Engineer Lead will perform at the highest of ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies. The position typically requires hands-on operational duties, maintenance work, and is not precluded from performing Watch Activity.

Job Description

Due to our client's requirement, this particular position requires employees to provide acceptable documentation showing full vaccination as per CDC guidelines at the time of employment.

Responsibilities

  • Responsible for the safety and Supervision of maintenance staff in conjunction with Engineering Manager(s)
  • Assigns and monitors maintenance projects for maintenance staff and assists with maintenance/engineering issues (plumbing, HVAC, electrical) as required
  • Manages & monitors work order assignments and provides regular work order status updates to Engineering Managers
  • Repair of offline and poor performing equipment (HVAC and Electrical) across portfolio, optimization of equipment, as well as assist with system troubleshooting
  • Provides training to maintenance technicians of mechanical systems maintenance and operating procedures
  • Maintains ongoing communication with tenants, clients, managers, and vendors
  • Optimize maintenance planning system to ensure efficient use of manpower throughout region
  • Manage work order tracker to make sure reactive and preventative maintenance deadlines are being met
  • Remains proficient in the C&W Engineering Standards and all operational aspects of building systems, develops/maintains effective building-specific maintenance and safety procedure manuals and coordinates/Conducts staff training
  • Completes all mandatory C&W Compliance Training, including the Annual Safety Training Program, conducts regular inspections of operating mechanical, electrical, and equipment systems; makes necessary adjustments to operating equipment and controls, and conducts periodic inspections of mechanical equipment rooms and work areas to ensure clean and safe conditions are maintained
  • Provide guidance and support for planning activities across portfolio
  • Train internal users on the business uses of the CMMS
  • Other duties as assigned

Job Requirements

  • A minimum of two (2) years of supervisory/management experience is required
  • A minimum of 3-5 years of field experience in critical systems maintenance and repair, including in-depth knowledge of switchgear, CRAC units, UPS systems, Refrigeration, Reverse Osmosis, PLC Systems, VFDs, Rooftop/Air handling Units
  • Technical degree or certificate in mechanical discipline
  • Prior experience relating to planning and scheduling maintenance is highly desirable
  • Proficient at the use of computerized maintenance management system
  • Computer proficiency
  • Excellent verbal and written communications skills
  • Ability to work effectively with all level of personnel and to work under minimal supervision
  • Solid business judgment, collaboration,andcritical thinkingskills
  • Must be able to be able to explain technical concepts and procedures to non-technical users

Physical Requirements

  • Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours a day
  • While performing the duties of this job, the employee is regularly required to travel from floor to floor and may be required to travel outside between buildings in varying outdoor weather conditions
  • The employee may also be regularly required to sit or stand for prolonged periods of time
  • Regularly use hands to operate office machinery including, but not limited to, telephones, computers, fax and photocopy machines
  • Regularly required to walk, to talk, and to hear
  • Must be able to lift objects weighing up to 50 lbs pounds on occasion
